Landlord on OTT: Landlord, directed by Jadeshaa K Hampi released in theatres in late January, but suffered at the box office after the film’s overt messaging did not find favour with audiences.

Landlord was one of the first star-led films of 2026 to hit theatres. The film, directed by Jadeshaa K Hampi, whose previous works include Gentleman and Guru Shishyaru, apart from writing credits on Kaatera, had Duniya Vijay in the lead, with Raj B Shetty the main antagonist. Much like Darshan’s Kaatera , which was about oppression of marginalized communities by the rich and powerful, Landlord toed a similar line, but did not even remotely get the kind of box office reception that the former did. In fact, at the time of the release, Landlord did not have its satellite and digital rights deal in place.

According to the buzz in industry circles, though, the film has apparently been able to find streaming and broadcast partners. It’s been reported that Zee Network has picked both the satellite and digital rights of the film. Considering that Guru Shishyaru is on the platform, as also Kaatera , this is not entirely an unexpected outcome. Raj B Shetty’s Garuda Gamana Vrishabha Vahana is one of the streamer’s best performing Kannada films. So, it all aligns. An official announcement is expected shortly. The film is likely to be available to stream shortly; it will be available via OTTplay Premium too.
Going by the on or before 30-day window, Landlord should land on the streamer by February 20, 2026, but the platform’s got Kaatera director Tharun Sudhir’s production, the web series Raakshasa coming out that day. A week later is the best bet as of now, with February 27, 2026, a likely date.
Landlord, featuring music by Ajaneesh Loknath, also starred Gopalkrishna Deshpande, Rithanya Vijay, Shishir Baikady, Bhavanaa Raah, Rakesh Adiga, Sharah Lohithashwa, Achyuth Kumar, Rachita Ram, among many others. Right to education, fair wages, land ownership, among others, were a part of the film’s narrative.
Following the release, the team had gone all out to promote the film’s right to equality stance, while also silencing critics by blocking reviews not only on ticket aggregator sites, but with popular Youtubers too. This is said to have backfired for the team, considering that the core message is about breaking free from oppression.
